If you see school kids parking in our lots, please take down the license plate and make of the car and report it to the Board ASAP.
BARBEQUE GRILLS…
Cement Decks – All types of barbecue grills and one spare gas tank must be placed AT LEAST 5 FEET AWAY from any doors, windows, exterior sources of ignition, openings into-direct-vent appliances, or mechanical air intakes.
Wood Decks – Same rules as cement decks.
Exception: Grills or gas tanks cannot be placed on wood decks ABOVE the first floor (bedroom floors).
VOLUNTEERS needed to distribute notices in Oak Knoll.
FALL CLEANUP…
Deadline: November 1
ONLY items that can remain on common areas (decks, stone areas) are 1 grill and one spare gas tank.
DUMPSTER USE (AND ABUSE)…
We are experiencing repeated incidents of people leaving ILLEGAL ITEMS at the Dumpsters, resulting in unnecessary expenses for the Association.
If you see someone illegally dumping, please notify the Board (photos, license plates, types of vehicles, etc.) so that we can recover these costs. Your report will of course remain confidential.
Please note that each unit owner is responsible for arranging for and paying for having large or illegal items removed from the Oak Knoll complex.
Note: to get rid of large items, please contact Mike’s removal (617-381-0355) or 1-800-GOTJUNK.
SPRINKLER SYSTEM….
Please do NOT STEP on the heads; they break easily and are costly to replace.
TO ALL UNIT OWNERS…
YOU TOO have responsibilities for maintaining “our” common Oak Knoll property.
Pick up little trash you see on the grounds, parking lots, etc. Use dumpsters and recycling bins appropriately.
Respect your neighbors – no banging on walls, running up and down stairs, loud talking outside after 10 p.m. or before 10 a.m.
Pay your condo fee on time. These funds are Oak Knoll’s operating money and without it, we cannot do what is necessary.
WHAT DOES FORECLOSURE MEAN…?
Unpaid condo fees are subject to serious legal fees and fines being added to your unit. After 90 days, foreclosure is begun.
Your unit must be sold by our attorneys or your mortgage companies to pay up condo fees, legal fees, and any rule violation or other fees due.
These actions are authorized by the By-laws and are most serious, required by Law. All are necessary to protect the Association and your bank or mortgage companies.

One more successful season with our “HUGE” gratitude to the Bouchers for taking such good care of the pool and pool grounds every day during the summer. They do a fabulous job!

PODS, other household storage containers, or any large items in general are not allowed on the Oak Knoll common areas. Your understanding is appreciated.

WINTER IS COMING (much too fast!)
If you burn wood in your fireplace, please consider having your chimney cleaned soon.
GOING AWAY FOR A WINTER VACATION?...
Thermostat should be on minimum of 60 degrees.
Drain your outside faucet, leave it open and shut off the water inside the garage.
Leave a key with a trusted friend or neighbor.
Vehicles cannot hamper plowing.
